Why should a seller list with an agent ?
I'll give several good reasons and then an explanation.
Time,money and knowledge .
Your time and market time.
Do you have time to show it,whenever the prospective buyer wants to see it?
How do you know if they are financially qualified?
Time on the market should as short as possible. If it sits to long, the perception is ''Something is wrong with it" or "I'll bet they are desperate". Very common in a buyers market as we have currently. This could result in lower or no offers.
Agents have many ways to get buyers. Co-opping with other Realtors, signs,websites,calls from other listings and more. More exposure to the marketplace equals higher offers. Sometimes even multiple offers!
Knowledge and money.
Realtors must take continuing education by law. This keeps us current on contract & disclosure laws,ethics & civil rights.
Proper pricing and presentation of your home is very important. Experience in negotiation.
A mistake in any of these areas can cost you money.

With so much information on the web these days, that is a good question.
I will give you several good reasons.
Finding a house is only part of a Realtors job.
Negotiating the purchase offer, helping to find the right financing, setting up inspections and closing is the rest of the story.
Quite a bit to think about in today's busy world isn't it?
That's what I get paid for.
Speaking of money, the good news is that most of the time the buyer doesn't have to pay for representation.
Usually the seller pays commission and his/her agent agrees to to split it with the buyers agent.
The web is a great place to look for property and I encourage my clients to use it.
After meeting with me the buyer has a much better understanding of what they can afford and what areas are in there price range, saving lots of time and money.
